The Work Beneath the Surface

Design Discovery & Budget Roadmap in Toronto and the GTA

Most projects go wrong at the beginning, when ambition and budget have never been put in the same document. Discovery is a paid, self-contained engagement that fixes that. We walk the property, test what it can physically support, identify the constraints that will govern cost, and issue a written roadmap: what is achievable, what it is likely to cost in bands, what has to happen first, and what can wait. If the numbers do not work, you have learned that for a modest fee rather than after a full design.

Scope of Work

What's Included

  • Site walk with the principal rather than a salesperson
  • Feasibility assessment of grade, drainage, access and servicing
  • Constraint review: setbacks, easements, conservation overlays
  • Written budget roadmap in realistic bands rather than a single number
  • Phasing recommendation with a sensible first move
  • Discovery fee credited against a full design engagement

Questions

Frequently Asked Questions

Because it produces a document you keep and can act on, including with another firm. Free estimates are priced into the build; a paid discovery is independent of it, which is precisely what makes the advice worth having.
Yes. If you continue into a full design engagement, the discovery fee is credited against it.
A written roadmap: what the property can support, the constraints that will drive cost, budget bands for the work discussed, a recommended phasing order and a sensible first move.
No, and you should be wary of anyone who does before the property has been drawn. You receive realistic bands, which is an honest answer at this stage and a far more useful one for planning.
